Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have every gas appliance and flue they provide checked by a Gas Safe registered engineer every 12 months, give tenants a copy of the record within 28 days (or before they move in), and keep records for two years. Councils and letting agents will ask for it, and insurers expect it.

We check every appliance and flue in the property, carry out a tightness test on the pipework and issue the CP12 on the day. If anything fails, we tell you what's wrong and what it will cost to put right, and we can usually do the repair on the same visit so the certificate isn't delayed.
